Two separate mortgages for one house from same bank?

August 31st, 2010
G M L asked:

Could two people apply for individual mortgages and buy one house. For example, I apply for a $90,000 mortgage at 6.5% and the other applies for a $90,000 mortgage at 9.5% from the same lender/bank and both use their mortgages to purchase one property. Since both are using the same lender, just at different rates, would the purchase of a single property be viable?

What’s The Correlation Between Interest Rates And Business Cycles?

August 24th, 2010
DedB asked:

Hi, folks, I wanna know what’s the correlation between interest rates and business cycles?

Like, when the economy is booming , are the interest rates low or high?? And when the economy is sluggish, are the interest rates low or high?

PLUS, I wanna know which factor is the causal factor? I mean, is low/high interest rate a RESULT of economic boom/recession or is it a CAUSAL factor? Thanks

The Myth of Interest Rates

Update - Fed losing control of bond market?… www.youtube.com Conventional wisdom which suggests that rising interest rates crush stock prices and that falling rates stimulate the market. I first published a version of this chart on a message board in 2007, when the Fed cut rates after a market selloff. I’m not unique in charting this relationship, nor in using it to challenge conventional thinking, but I do think that I have something to contribute to the discussion. At that time, in 2007, the market was struggling and the consensus was that cutting rates would ’save the day’. This chart suggested otherwise and was subsequently proved correct. Rates were slashed but the market continued to fall - just as it had done from the peak in 2000. I’m afraid it is now time to look at this chart from the other perspective. Stocks have made a major move up, rates have bottomed but rumblings are being made that they will rise over coming months. Clearly, interest rates and stocks have, during the period in question generally enjoyed a surprising relationship. There was a period from 1995 to 1998 where rates were falling while the market rose but taking simple tops and bottoms in 2000, 2003, and again in 2007 it certainly looks as though stocks and rates have a correlation - and that stocks lead the relationship, not the other way around as is generally touted. Why would this be - surely rising rates should kill the market, and easing of rates simulate. Isn’t that what we’ve just

Mortgage Finance Experts: How will the market affect homeowners who will be refinancing next year?

Kate373 asked:

My parents bought their home 4 years ago at a 4% rate, which is due to change next year when their loan rate. With the market crunch and the new strict lending that’s bound to occur as a result of this, they are worried about what refinancing has in store for them. The good news is that they have flawless credit (they successfully removed their PMI, and they are early every month on their mortgage payments —and they pay an extra couple of hundred dollars than they should. Not to mention their credit card debt is very low (only a couple of thousand dollars). They’ve both been at their great paying jobs for over a decade; but they are still worried about whether they will be able to secure a decent fixed rate when their mandatory refinance is up. Any hope?
